Property management

Enjoying your own property is one thing, maintaining it is something different. It’s not easy to be at a distance. Checking if everything is ok becomes difficult. If anything needs to be done, nobody is around. Upon arrival, you will need the first two days to clean your house, the garden, etc. Obviously, this doesn’t necessarily fit within your dream. You want to relax, you want everything to be settled. Property Management takes all the concerns out of your hands: every day, all year round…

This service can be customised to your specific needs, but includes in any case:

1. Intensive intake: how does your property look like? What are the specific characteristics of the house? How do you like it to be maintained? How do you want to find your property when you arrive?
2. Regular communication: at least once a month telephone and/or email contact and more if requested or required (in case of any unexpected or planned special event);
3. Regular evaluation: the standard of the maintenance (gardening, cleaning, etc.). What do you like to be added and/or changed?

• Standard Package - ‘ Your eyes and ears at a distance’

Performing property visit every 2 weeks including:
-     Opening and closing windows, letting fresh air in and out;
-     Checking up based on the owners’ requests;
-     Checking heating, boiler and other electric equipment;
-     Checking post;
-     Checking alarm system;
-     Checking quality of cleaning and gardening;
-     Ad hoc inspections and follow up on specific requests (after bad weather and other possible incidents);
-     Once a month update email or more if requested or necessary due to any unexpected or planned special event concerning the property.

Fee: EUR 275 per month (excl. VAT)

Feel Welcome Package

We make sure that the property is in perfect state to welcome the owner and his/her guests. This includes:
-     Putting the heating on;
-     Filling fridge/flowers on the table;
-     Substituting broken lamps and any other small repairs;
-     Cleaning the house, making up the beds;
-     Ensuring the pool is ready to use.

Cleaning Package
We have access to a broad network of reliable local cleaning ladies who can keep your property in perfect state. We make together with you a housekeeping plan and we will be the first point of contact for them.
A regular cleaning lady in general will cost around EUR 10 per hour per employee.

Gardening and Pool Package
Keeping your garden in perfect shape requires a lot of attention, especially in Umbria where the temperatures during the summer months are high and rain is scarce. We have access to a network of local gardeners who know the characteristics of real Umbrian gardening and who can keep your garden in the state you prefer, fitting to the environment. Also they will keep your swimming pool running during the summer months. We will be the first point of contact for them.
For gardening and pool management you will pay around EUR 10 per hour per employee.

Good to know:
- During the summer months thorough watering once a week is generally sufficient.
- Keeping pool perfect at all times means 3 hours a week of cleaning when using a robot (one time investment: approximately EUR 2000 and annually EUR 300 for pool  maintenance products pool).

Administration

1. Standard financial housekeeping administration

We are able to arrange all your finances around your property (payment of regular bills on your behalf, etc.).

2. Association of Owners activities (when property is part of a ‘condominio’)

As your representative we can attend on your behalf the meetings of the Assembly of Owners, bring in the subjects that are important to you and report back the outcome.

Additional Services

Being your representative on the spot for suppliers (e.g. water / gas / electricity companies) and others (constructors/plumbers and others.) at EUR 55 per hour (excl. VAT and travel expenses).
